Welcome to Coastal Charm and Country Character

Encinitas is a wonderful community where people love to surf, live, relax and raise their families. It’s made up of five unique neighborhoods that were brought together in 1986 when it was incorporated. Each neighborhood has its own style and vibe, providing something for everyone. The beautiful six mile coastline is made up of Leucadia to the north, Old Encinitas below it and Cardiff-by-the-Sea to the south. New Encinitas is just east of them and Olivenhain furthest east. Here, you’ll find an old beach town lifestyle, historic downtown, botanic gardens, hiking trails and beautiful suburban homes.

Leucadia

An eclectic, retro and hip beach community where you’ll find local restaurants, mom and pop shops and several surf stores characterized with local arts. From luxury properties to quaint beach cottages, Leucadia homes are diverse as the community and can run up into the million dollar range.

 

Old Encinitas

Known for its relaxing surf culture and historic downtown with a small town feel, Old Encinitas does not disappoint. Here you can surf at the famous Swami’s Beach, catch some rays on Moonlight Beach, explore the Botanic Garden or eat & shop in the historic downtown district. It truly is old school Encinitas. Decorated with beach bungalows and remodeled house, homes can run into the million dollar range.

 

Cardiff-by-the-Sea

A classy, laid-back surf community where you can enjoy the coastal outdoors, local and fine dining on Restaurant Row, and the many boutique shops. Homes range in character and size with many having a coastal view that often increases the price into the million dollar range.

 

New Encinitas

Here you’ll find the small town beach community blended with new suburban homes, shops and development. Many here enjoy the local charm with the convenience of trendy shopping developments. Most homes have more space and yard, and are typically part of a housing tract.

 

Olivenhain

Characterized by its rolling hills and views, this neighborhood has been known for its country charm and lifestyle. Intertwined between custom homes and ranches, you’ll find walking and riding trails amongst the beautiful countryside. From small detached and attached homes to horse properties and multi-million dollar ranches, you’ll find an array of homes.

Encinitas' Culture

The cool, relaxed, beautiful beaches not only draw many to them to surf, knee board, play volleyball, sun bathe and more, but they have a strong influence on the community style and vibe. Strolling or biking down Hwy 101 you’ll feel the eclectic character in the coffeehouses, small stores, surf shops and eateries.


While the famous Encinitas beaches draw people from all over the world, further inland you’ll experience a more trendy and suburban feel that leads into the country. You don’t have to go far to find all of the conveniences of modern day shopping in the coastal Mediterranean style, which branches into newer neighborhoods. If you step a little further east, you’ll experience a more relaxed country feel, with just a 10 min drive to the water.

Education

Consistently recognized as top ranked and awarded schools, the schools within Encinitas feel their children’s success is attributed to the consistent involvement of kids, parents, teachers and staff. The schools provide exceptional learning environments and are culturally enriched with kids and families coming from a wide variety of diverse languages and backgrounds.

Encinitas public schools are supported by three school districts: Cardiff School District, Encinitas Union Elementary School District, and San Dieguito Union High School District. Cardiff School District has two elementary schools where one serves K-2 and the other serves 3-6. Encinitas Union has nine K-6 elementary schools with an innovative indoor and outdoor educational campus that all schools use for educating on nutrition and the environment through experiential science lessons.

Both elementary school districts transition their kids to the San Dieguito Union High School District for 7-12 grades. The School District includes five middle schools and five high schools encompassing Carmel Valley, Del Mar, Encinitas, Fairbanks Ranch, Rancho Santa Fe, Solana Beach and South Carlsbad.
