Carmel Country Highlands

Occupying over 800 acres in Carmel Valley, homes appear primarily on a ridge, allowing for an uncommon panorama of beautiful views, graceful countryside, rolling hills, and horse trails. With the help of master-planning done by Pardee Homes, the community itself succeeds in adding a special sense of grace and beauty to the natural surroundings.

 

Del Mar Mesa

Consisting of nearly 2,000 acres, it’s zoned for a maximum of 688 homes with abundant open space. It is a semi-rural community with estate-sized homes and small horse ranches. Here you will find the Fairmont Grand Del Mar, a 249 room resort, featuring a Tom Fazio-designed golf course, Addison Restaurant, luxury villas, spa, and a grand ballroom.

 

Santa Fe Summit, Promontory, Santa Barbara, Vista Santa Barbara

Homes here were crafted by Pardee Homes starting in early 1991. The area has a total of 596 homes with the Summit having 187 homes, Promontory 190, Santa Barbara and Vista Santa Barbara having 182 homes. Always popular as a logical “move up” home for the Carmel Valley area, these subdivisions are also extremely well located within the community – near elementary, junior high, and high schools not to mention shopping, entertainment, and access to work places.

 

Pacific Highlands Ranch

The community of Pacific Highlands Ranch encompasses nearly 2,652 acres with a projected maximum number of dwelling units of 5,182 homes. Conservation of the Multiple Habitat Preservation Area is the foundation for the area, preserving open space and encouraging wildlife movement. The preservation area constitutes 1,275 acres (48%) of the community. The Pacific Highlands Ranch Community Center has a swimming pool, children’s pool/water park, gym, and clubhouse.

 

Torrey Del Mar & Vicinity

Although located in the 92130 zip code, Torrey Del Mar and Vicinity is part of a larger development called Torrey Highlands in the 92129 zip code. Residents attend the Poway Unified School District. The most exclusive community in Torrey Del Mar and Vicinity is Fairbanks Highlands, a gated and beautifully landscaped community known for being safe and neighborly. Collins Ranch is also gated.

 

Torrey Hills

The first homes were built in Torrey Hills in 1995 and the total number of single-family attached and detached homes has grown to approximately 1,758 homes. At the heart of the community is a neighborhood park with a very active recreational program for families.

Education

The public schools in Carmel Valley take great pride in being consistently ranked at or near the top of district, county and state accountability measures. They are well regarded for their high standardized test scores, excellent curriculum, high academic rankings, high involvement in PTA, and low student to teacher ratios. All of the award-winning public schools are highly loved, and many feel the exclusive private schools have a warm, family feel.

The public schools are supported by three school districts: Solana Beach School District, Del Mar Union School District, and San Dieguito Union High School District. Solana Beach School District mostly supports K-6 in the northern parts of Carmel Valley, while Del Mar Union supports K-6 in the southern areas. San Dieguito Union provides education for middle and high school students across the area.

There are, also, several well-known and academically successful private schools located in Carmel Valley. These schools provide an array of teaching styles, curriculum, and philosophies that cater to how children learn best.
